Real estate was up 11.0% year on year in Q2 2026 and did more than any other activity to lift Qatar's non-hydrocarbon growth. If you develop, let or invest in property, you need audited IFRS accounts and a clear policy for property values and leases. Your tax computation has to separate taxable owners from exempt ones, and large groups also need a Pillar Two check.

A busier market means more sales, more revaluations and new investors coming in. That leaves more for the auditor to judge and more tax questions to settle.

What property businesses in Qatar need to get right

    How is investment property reported?

Under IAS 40, investment property is measured either at fair value, with gains in profit or loss, or at cost less depreciation. The choice changes reported profit, so it needs a clear policy and, for fair value, an independent valuation.

    Are property gains taxed?

For a company with non-Qatari, non-GCC owners, gains on Qatar real estate form part of taxable income, taxed at 10% on the foreign owners' share. Companies wholly owned by Qatari or resident GCC nationals are generally exempt.

Does Pillar Two affect real estate groups?

Only multinational groups with consolidated revenue of EUR 750 million or more in two of the last four years. In-scope groups face a 15% minimum effective tax rate and must register with the GTA by 2 November 2026.

Can foreigners own property in Qatar?

Yes, in designated areas. Law No. 16 of 2018 sets where non-Qataris can own freehold or hold long-term usufruct rights. How you hold the property also affects your tax and audit duties.

    Frequently asked questions

Do property companies need an audit?

Yes, every year if any owner is foreign. Companies wholly owned by Qatari or resident GCC nationals need one from QAR 1 million capital or QAR 5 million income.

    Is rental income taxed?

Yes, as part of taxable profit for the foreign-owned share of a company, at 10%.

Does Qatar charge VAT on property?

No. Qatar has not introduced VAT.

Who values property for the accounts?

An independent qualified valuer. The auditor reviews the method and assumptions.

When is the tax return due?

    Within four months of year-end.
